Office Space / Rental / Lease

Terms and Conditions:

A tenancy agreement will be drawn up the main terms and conditions.  MWCDG would prefer advanced quarterly invoicing for rent although we could accept monthly if essential.  A bond equivalent to one month’s rent would be required pending dilapidation.  This would be required to be paid along with the first months rent in advance.  Normally a bank reference will be required.  Termination notice of three months in writing.


Access:

The building is open from 8.30am to 8.30pm Monday to Friday.  The office is open from 9.00am to 5.00pm Monday to Thursday, closing at 4.00pm on a Friday.  A caretaker is in attendance from 5.00pm to approximately 8.30pm Monday to Thursday finishing earlier on a Friday.  The building can be open later if required, weekends are available upon request.

The tenant would be issued with keys to their office and if required the front door and grille. If access is required outside the above hours the tenant would be issued with a security code for the alarm system. Full training will be provided in the operation of this system.

The tenant is responsible for maintaining the condition of their office or offices. MWCDG would require access periodically to review fixtures and fittings. Access to common areas is included within the tenancy agreement.

Hire of the training rooms will need to be booked in advance.

Telephone/internet to be arranged by tenant at their own cost in consultation with MWCDG.
